It is a known fact that the first step in reviewing any commercial loan application is looking for irregularities on the operating statements and rent roll.   A great many investors discount this and the result is a loss of value at the time of sale and or haircuts on lender's loan sizing. 


Some common operational sins of property ownership are: Deferred Maintenance, renting without a lease agreement, not reporting all rental income, not paying governmental property taxes, not addressing environmental issues, mixing of expenses from unrelated properties or businesses and allowing vacancies to exceed market vacancies for an extended period of time.

We will not sell, rent, or trade information to third parties. For each visitor to our Web page, our Web server does not harvest e-mail address' or place tracking cookies on your computer. We collect the e-mail addresses of those who voluntarily communicate with us via e-mail. We comply with all "Can Spam" laws.  If you supply us with your postal address on-line you may receive periodic mailings from us with information on new products and services or upcoming events. If you do not wish to receive such mailings, please let us know by e-mailing your request.  If our information practices change at some time in the future we will post the policy changes to our Web site to notify you of these changes and provide you with the ability to opt out of these new uses. With respect to security: We use best practices in regard to the financial industry. We have appropriate security measures in place to protect against the loss, misuse or alteration of information that we have collected from you during the processing of your loan. Your digital information is maintained only as necessary during the processing of your loan. Credit documents such as bank and asset statements are no longer maintained or stored in hard copy after closing. We sometimes list your property as a" recent deal" but do not disclose ownership or other personal details.
 For confidentially, we do not display this information without your written permission and do not post information on acquisitions until afer the transaction is funded.

We pre-underwrite you and property's financials using industry credit management methods working through to uncover unknown difficulties  that may exist and clear these hurdles ahead of time. We provide likely scenarios with rate and terms through our lending partners and work with you through the entire process on securing favorable terms and seeing them through to funding.
