It is a known fact that the first step in
reviewing any commercial loan application is looking for
irregularities on the operating statements and rent roll.
A great many investors discount this and the result is a loss of
value at the time of sale and or haircuts on lender's loan sizing.
Some common operational sins of property
ownership are: Deferred Maintenance, renting without a lease
agreement, not reporting all rental income, not paying governmental
property taxes, not addressing environmental issues, mixing of
expenses from unrelated properties or businesses and allowing
vacancies to exceed market vacancies for an extended period of time.

documents such as bank and asset statements are no longer maintained or
stored in hard copy after closing. We sometimes list your property as a"
recent deal" but do not disclose ownership or other personal details.

we do not display this information without your written permission and
do not post information on acquisitions until afer the transaction is
funded.
